About Zachary

Zach Wharton is a Director on Chatham’s Global Real Estate Hedging and Capital Markets team. This team assists commercial real estate investors with interest rate hedging analysis, structuring, and execution. ​He has assisted on over 2,400 trades totaling in excess of $80 billion notional hedged.

Prior to his time at Chatham, Zach was a financial advisor with MetLife where he worked with school districts and municipalities advising on retirement planning. Zach earned his bachelor’s degree, magna cum laude, in history from West Chester University where he also received his Pennsylvania teaching certification.

Market Update

Agency ARM and interest rate cap update

  • LIBOR Transition
The Agencies are on track to transition to SOFR as an index for floating-rate loans by EOY. Applications for SOFR indexed loans may be seen as early as this month. Liquidity of SOFR interest rate caps is limited but Chatham is optimistic that they will be available for closing these loans.
